JOB TITLE: Service (Maintenance) Supervisor              APPLICATION DEADLINE: 08/01/2010

DESCRIPTION OF DUTIES AND SKILLS REQUIRED:
Job Summary: Multifamily Maintenance-Only maintenance employee at a small community or directs the work of a few Service Technicians for fewer than 200 units. Performs work in all of the maintenance trades, including: appliance repair, carpentry, plumbing, machine and equipment repair, electrical, HVAC, painting, landscaping, and pool operation.  

EXPERIENCE NEEDED:
Education and Experience: 4 or more year's related experience required. Qualifications: Intermediate level understanding and experience in most maintenance trades: HVAC certification required, Plumbing, Electrical, Painting, Appliance Repair, Carpentry, Landscaping, or Pool Operation. Skills and Certifications: May have HVAC and other related state required certifications (Certified Pool Operator) Physical Demands: Ability to climb stairs while pulling dolly. Ability to ascend and descend a ladder. Ability to lift/carry 85 lbs. Ability to utilize a variety of tools to perform maintenance. Work Environment: Indoor and outdoor environments, in extremes of local climate conditions. On-call 24 hours per day, based on site specific requirements and practices.

JOB HOURS: (1st) 8:00 am - 5:00 pm; rotating on-call (2nd) (3rd) Days: Monday - Friday

SALARY / BENEFITS: Commensurate with experience /   Medical, Dental, Life Insurance, Short & Long term disability, 401(k)

REQUIREMENTS FOR HIRING (min age, education, drug test, skills testing):
Essential Job Functions (3-6 main responsibilities) 1. With minimal guidance, supervises or performs troubleshooting and most maintenance and repairs on a variety of building systems and appliances. 2. Applies proficient skills in most maintenance trades, including: HVAC, Plumbing, Electrical, Painting, Appliance Repair, Carpentry, Landscaping, and Pool Operation. 3. With limited direction, schedules and performs or assigns Preventive Maintenance and repair tasks, and resident Service Requests. Applies proficient skills in most maintenance trades to complete tasks in a professional manner. 4. Manage or perform turn process to prepare apartment homes for new residents, including scheduling employees and service providers, inspecting finished work to ensure compliance with company standards. 5. Communicate effectively, both verbally and in writing, to residents, team members and service providers regarding planned and completed tasks. 6. Demonstrate the appropriate and safe use of standard hand and power tools. 7. Understand and comply with local and corporate company Standard Operating Procedures. 8. With general direction, develop and administer contracts for maintenance and repair services, and order needed parts, equipment, and supplies to support all site Turn and maintenance activities. 9. Interview candidates for Service Technician Positions, make hiring and other recommendions regarding site service personnel. 10. Understand, follow, and demonstrate safe work practices for all trades, including but not limited to: Lockout Tagout, Electrical Safety, Confined Space Entry, use of hazardous chemicals, use of Personal Protective Equipment, Ladder Safety, and working from Elevated Surfaces. 11. Typical independent assignments include: Troubleshoot, repair, or replace HVAC equipment and controls; install, repair, and replace all plumbing fixtures, piping, and systems; troubleshoot, replace, and install new electrical fixtures, switches, breakers, and receptacles; Prepare and finish all interior and exterior surfaces; move, install, repair, replace all household appliances; Install, repair, and replace drywall, counters, and cabinetry; all landscaping tasks; Operate and repair all pool equipment.
